Job Description: Residential Property Manager
Position Overview:
The Residential Property Manager is responsible for efficiently managing residential properties within our real estate and property management company. This role requires exceptional organizational skills, strong attention to detail, and excellent communication and customer service abilities. The Residential Property Manager will oversee all aspects of property management, including tenant relations, rent collection, lease administration, maintenance coordination, and budget management.
Key Responsibilities:
1. Maintain a high occupancy rate by effectively marketing and advertising available residential properties.
2. Conduct thorough tenant screenings, including background checks, credit evaluations, and reference checks.
3. Oversee the leasing process, including lease negotiations, move-in and move-out inspections, and lease renewals.
4. Ensure timely rent collection and enforce lease terms and policies.
5. Address tenant inquiries, concerns, and maintenance requests promptly and professionally.
6. Coordinate and oversee property maintenance and repairs, ensuring compliance with safety and building codes.
7. Conduct regular inspections of properties to identify maintenance and safety issues, and promptly address them.
8. Develop and manage property budgets, ensuring financial goals are met and expenses are appropriately controlled.
9. Prepare and analyze monthly financial reports, including income statements, balance sheets, and cash flow statements.
10. Maintain accurate and organized property records, including lease agreements, tenant files, and maintenance logs.
11. Stay updated on local laws, regulations, and market trends related to residential property management.
12. Foster positive relationships with property owners, tenants, vendors, and other stakeholders.
13. Collaborate with the team to develop and implement property management strategies and initiatives.
14. Ensure compliance with fair housing laws and regulations.
15. Perform other related duties as assigned.
Required Skills and Qualifications:
1. Bachelor's degree in a relevant field or equivalent work experience.
2. Proven experience as a Residential Property Manager or similar role, demonstrating successful property management.
3. Strong knowledge of residential property management practices, laws, and regulations.
4. Excellent organizational skills with the ability to prioritize tasks and manage time effectively.
5. Exceptional attention to detail and accuracy in record-keeping and financial management.
6. Excellent interpersonal and communication skills, both written and verbal.
7. Ability to build and maintain positive relationships with tenants, property owners, and vendors.
8. Proficiency in property management software and Microsoft Office Suite.
9. Strong problem-solving and decision-making abilities.
10. Ability to work independently and as part of a team in a fast-paced environment.
11. Demonstrated ability to handle confidential and sensitive information with integrity and professionalism.
12. Valid driver's license and access to reliable transportation.
